                  Conditions of Booking

Contract: The Contract of Hire shall be between the Hirer and the Property owners.

Rental: Bookings from persons or groups under 21 years of age cannot be accepted.

Payment: Bookings made within 8 weeks of the start of your holiday must be paid for

in full and in advance of occupation of the property.

For a booking made more than 8 weeks before your holiday starts we require a deposit

of 25% of the cost of the rental with the balance payable 8 weeks prior to the arrival date.

Sleeping Capacity: The maximum number of people allowed is clearly stated in the

description and extra persons cannot be accommodated.

Cancellations: In the event of cancellation within the 8 weeks prior to the arrival date,

you will be required to pay the full cost of the holiday, unless we are able to re-let.

We therefore recommend that you arrange appropriate holiday insurance.

Should the accommodation booked become unavailable due to circumstances beyond our

control a full refund will be given.

Arrival & Departure: The house is available from 4 pm on the day of arrival and

must be vacated by 10 am on the day of departure.

Damage: A security deposit cheque for £100 should be sent with the final payment.

All bookings are accepted on the condition that the property is left clean and tidy, and

that the person who made the booking will pay for breakage and/or damage from the

security deposit, which will be returned, minus deductions no later than two weeks after the let.

Access: The Property Owner or his representatives shall be allowed access to the holiday

accommodation at any reasonable time during any holiday occupancy.

Smoking: Smoking is not allowed inside the house.

Complaints: Excess noise or other nuisance causing disturbance to neighbours are not

acceptable and may result in termination of the booking.
